A couple from Franklin Tennessee had a tile floor that they couldn't manage to keep clean. They couldn't keep the tile clean because of the embedded soap scum and dirt the floor had been accumulating over the last ten years. No matter how hard they tried, they couldn't wash away the brown hue. They asked us why this had happened, saying they cleaned the floor regularly and never let spills set. We explained that there are several factors that could influence how a tile floor could get dirty, but the most common one was the use of the wrong cleaners. Believe it or not, most store-bought products are either soap based or not pH-neutral. Soap based cleaners tend to leave a sticky residue that allows dust and dirt to set in. Another reason that can cause tile to appear dirty is using a dirty mop and letting the floor air dry. These factors combined maximize the accumulation of dirt to the point where it is time to call a professional grout cleaning company.

To fix the problem, we used a combination of cleaners to remove the grease and dissolve the soap scum buildup. After that, we used a pH-neutral cleaner and applied ColorSeal to even out the color of the grout and give it a like-new look, while sealing the grout. ColorSeal is our proprietary grout sealant. This product is a thick acrylic sealer that will not crack or peel. It has built in mildewcides that help prevent mold and mildew growth and hardeners that strengthen the grout. It is stain resistant and easy to clean. ColorSeal provides a uniform color to the grout throughout the entire floor and is long-lasting. After the color sealing process was finished, we proceeded to buff on Tile Armor, another proprietary product, to the entire tile and grout surface. This clear sealant further protects the tile and grout against stains and spills. Tile Armor is a water-based product and is non-toxic.

After we were done with the service and showed the client the results, they were ecstatic to see their floor looking even better than ever. Even more so, after we explained that if they followed our recommendations from now on, cleaning would be a breeze.

We explained that they needed to use a soap-less, pH-neutral cleaner because these types of products don't leave a sticky residue and don't need to be rinsed. Soak the floor for three to five minutes. Never let the floor air dry and always use a dry, clean towel or a wet vacuum cleaner to remove the dirty water from the surface. If you let it air dry, the moisture will dry, but the dirt will be left on the grout lines and tiles.
